Okotoks real estate market, September 2026
In September 2026 Okotoks was a tighter market than Calgary, Airdrie, Cochrane or Chestermere. Its benchmark price of $606,800 was stable compared with September 2025 and about 1% lower year to date, and 122 homes for sale against 56 sales left just over two months of supply. The sales-to-new-listings ratio eased to 76%, down from more than 80% in the two months before.
For comparison, the City of Calgary benchmark was $566,700 with 3.93 months of supply, so a typical Okotoks home cost more than a typical Calgary home and sold into a market with less choice for buyers.
